Comprehensive Home Design/Build Services

Initial meeting

Our design service starts with a meeting to get to know you and gather information about your unique needs and desires for your new home.

Conceptual drawings

Taking into consideration the opportunities and challenges of your property including views, topography, setbacks and sun exposure, we develop floor plans and a detailed 3D model of your custom home. Our 3D software brings the design to life providing exceptional visualization of exterior elements including cladding, colour options and architectural details.

Construction drawings

Once the conceptual design phase is completed, we move into the construction drawing phase. These drawings are detailed with structural elements, cross sections and site data required for engineering, building permits, pricing and construction.

Budget preparation

Before construction commences, we prepare a detailed budget outlining anticipated costs for each phase of the build including allowances for items that have yet to be selected such as flooring, plumbing fixtures, lighting etc.

Our construction phase includes 24/7 job site livestream access, ensuring transparency and allowing you to monitor progress in real-time. We pride ourselves on premium craftsmanship from reputable, highly-skilled subcontractors, and maintain a very clean and safe job site. Our site superintendent is also hands-on with the tools, which eliminates extra managerial costs and ensures top-notch quality and efficiency.

Our fixed project management fees mean your costs will not increase even when changes happen throughout your build, helping you stay on budget and affording you extra flexibility. You’ll receive detailed weekly invoices and access to a cost-tracking spreadsheet.

Warranty and post-build support

We provide a binder of documentation covering every aspect of your new home, and set you up with ongoing maintenance contractors. We schedule a follow-up walk-through after 12 months, ensuring everything is functioning as expected. We will always make ourselves available to address any issues that may arise down the road (although we have never had a warranty claim).

"This letter is for anyone who has the good fortune of both having the opportunity to build a custom home, and having the opportunity to hire Chris Walker for project management. We met Chris in September 2008, shortly after we purchased our lakefront lot. His article in the Sept '08 B.C. Home magazine prompted us to contact him, but he was also referred to us by the Parkins. Right away, we found Chris to be approachable, attentive and keenly interested in our future home. Although he had us at "hello", we went through the process of interviewing several other award winning builders, but no one else seemed to measure up to Chris in terms of both personality, and quality of workmanship of his past homes. We worked with Chris on a consulting basis for almost a year prior to construction commencing. Throughout that time, Chris gave valuable input into the design of our home, saving us thousands of dollars on paper by advising our design team from a builder's point of view, and in the process, helping us to create an even better and more functional home. After going through various time consuming processes, including a variance application and a geothermal application, we were able to start construction mid-summer 2009. Immediately upon entering the project management phase, Chris was feverishly lining up trades so that we could get our roof on in time before the rains came. Yes, we stand firmly behind our work. Our comprehensive policy is also backed by industry leader National Home Warranty. It’s also worth noting that in 32 years of business, we have never had a claim.

Yes we have. We can provide practical advice and a payback analysis early in the design process to determine if a solar system is warranted.

Not a problem. A good majority of our customers are newcomers to Victoria with many living out of town while their home is under construction. From job site cameras, to regular Zoom meetings, our customers are always kept up to speed on the progress of their custom home.

We’ve built homes from Cobble Hill to East Sooke and Oak Bay to the Saanich Peninsula. Our service area is within approximately a 50 km radius from downtown Victoria.

While construction in some parts of Canada grinds to a halt in the winter months, that’s not the case in Victoria BC. We’re quite accustomed to building in the rain, and we build year-round, although it’s best to start construction in the early Spring with the aim of getting the roof on before the September rains.

No more than 3. Our custom builds require a lot of attention and that’s all Chris, Joan and team can manage while keeping a healthy work/life balance. We need to make sure our “fine tuned ship” keeps running smoothly :)

Yes we can. Our customers usually engage us to manage the remediation (removal of hazardous materials) and demolition. We are well versed in the process, and have experience in salvaging materials while managing the process in the most cost efficient manner.

It depends. There are a number of factors that determine building costs with some of the most prominent being:

  • Topography of the property, site conditions and servicing requirements.
  • Complexity of the home design.
  • Quality of the building components, mechanical systems and finishes.

There are many advantages to engaging a builder before the design process begins. As a professional custom home builder and designer, we are able to provide guidance ensuring the project can be built within the bounds of the budget.

With that said, the homes featured on our website range between $450-$600 per square foot (adjusted for 2024 building costs).
